        do you know how much fricking hassle it is to farm opium, how much land you need to do it profitably, land that is always hidden from authorities, you would have to compete with countries in the middle east where they have gigantic fields of poppies and very cheap labor

        if you grow weed you would have to compete with either your local legal or illegal market

        neither of which are easy

        weed and shrooms are not impossible but it will definitly be a lot of work, lots of networking to be specific and it wont make you rich

      Companies are faceless entities so dealing with them is mentally processed as something that's feels futile to fight against, like a force of nature. And whenever companies do attach faces, they make sure those faces are rich and powerful.     Don't do condos/anything with an HOA. HOA can pass a law that limits the number of rentals, and then you're screwed.

    Just about nothing cash flows right now, unless you're buying in risky nog-infested areas.

    Broke Zoomers can find a USDA-eligible property, buy for 0% down, live in the place for a year or two, then rent it out.

      I think the problem is rooted in temporal illiteracy that makes smart financial choices counter intuitive. A lot of people don't realize when they should buy or rent and will err on the side of renting to save up front, only to live and die without ever leaving their hometown.

    At current prices and interest rates the rent won't even cover the mortgage, so you'll lose money every month topping it up. And prices are so overvalued you're as likely to make capital losses as capital gains.

    Compare to bitcoin which just goes up forever and you don't need to deal with tenants, hiring tradies to fix stuff, paying taxes and insurance, etc.

    Anyone who cries about landlords is a poorgay and a loser. Landlording is one of the LEAST profitable forms of investment with some of the BIGGEST risk and if you're crying because u can't afford a down payment then you should probably be homeless for a little while instead of expecting lower rent.

    If you don't like dealing with renters then you need a great tenant. That means your property must have some "x factor ".
    My place is in the country and completely private. I bought it cheap because it was a shithole and spent 60k renovating. When i advertised it for rent i had over 100 enquiries in 2 days. It was easy to choose a great tenant, and now i can relax and enjoy passive income.
