          there are only about 5 or 6 states that have the appropriate laws and land zoning that allow you to build a proper homestead at an affordable price

          kentucky, west virginia, tennessee, missouri, arkansas and alaska

          kentucky just seems to be the best overall for affordability generally, low taxes

          see you could never find a property like this in illinois, all there is is cornfields for millions of dollars, unless your great great great grandad settled the land in 1823 you won't be breaking into the illinois farmland/homestead real estate market

          so that is the reason I post kentucky the most, of course I post other states from time to time

            I'm unironically in commercial real estate and all of those states are undesirable economically non-viable shitholes that no one wants anything to do with for a reason. I'm not going to buy a parcel of land, sit on in for the next 20 years HOPING something acts as a catalyst that will make it appreciate in value. What you're going to need to do is develop it into something but those states have no industry. I don't want a fricking homestead either meme moron.             NC acreage is a lot more pricey. If you want to be anywhere near the coast it's going to be even worse. Generally speaking the better the economy, the worse the land prices.

            There were 40 acre+ parcels all over the Florida, Georgia, and the Carolinas that were going for under $100k with access to water before the pandemic. I saw some go for as little as $30-40k but you'd have to do a little permit getting and development on them before you could enjoy them. It will probably take the end of the decade for things to come back down to reasonable levels.

            the general idea is buying a property like this now, so you can build up the infrastructure and have everything in place for the times of uncertainty

            during the times of chaos and uncertainty it will be too late and supply shortages and general hyperinflation will be a massive problem just for day to day survival

            people will be able to hunt anywhere because the government won't be able to enforce property rights, only the local governments will on some level

            yea collecting money out of your farm generally means selling the things you make on your farm, but since the property taxes are so low it isn't absolutely neccesary, you could just hoard assets and go with inflation like the boomers have for the last 30 years

            that's if the system stays afloat

            if the system dies then you have a homestead to survive on, win win
