    you can offer whatever you want. As a homeseller, I wouldn't be offended at all and would be happy someone expressed interest in my house.

    as a homebuyer, I don't think I'd offer any less than 20-25% of asking price unless it's been on the market forever

      Ive been watching a zip code in FL and five houses have sold in the last two months. All 10-15% below asking. People are married to their zestimates but who are they going to sell their $800k 3/2 1500sqft second home to in an area thats not a major metro? Newlyweds? Lol other boomer retirees? Lmao even.

      There’s way fewer buyers than they’re letting on. Thats not even taking consideration the ridiculous interest rates if you opt for a mortgage.

    Every 30 days on the market, 5% below asking becomes reasonable I'd reckon. A good agent can get a good inspector in to go through everything and likely you can get some concessions once you're actually under contract. If you just get some moron roastie agent that's just there to collect a fee then you won't get that, but a good buyers agent will get you concessions all over, especially on older places. This was in 2020-2021 too, which was definitely a sellers market.

      I'm surprised you managed to get any inspections done back then at all considering how many Californians were scooping up properties around the country without even looking at them first, and then getting fricked when their new houses were falling apart just a year after being purchased

    when I bought my house a couple years ago I had to offer 12% over the asking price, no contingencies, no inspection. offer whatever you want and who gives a frick if you offend someone they can counteroffer or tell you to piss off.
